Andoga Development Company has completed work on providing technical customer services to support the project of amending the PPZ through GK, SS, WG GZK, GZK in terms of changing the type of permitted use for a land plot in the area of ​​Sviblovo, North East, Moscow.

 

 

 

 

 
 
Based on the project materials developed by Andoga Development Company, the City decided to agree with the Customer’s proposals to amend the PPZ. Further, the proposed concept should go for consideration by the district commission on urban development, with subsequent submission to a public hearing.
 
 
 
 
 
The purpose of introducing amendments to the PPZ was to establish a new territorial zone for the existing production enterprise. Establishment of a new type of permitted use - 6.0.0
 
 
 
 
 
The complexity of the project was in several aspects:
 
 
 
1. The company has a valid lease of land on only 1 of the two land plots on which the company is located.
 
2. The territory of the enterprise partially falls into the zone of the TPU territory planning project.
 
3. The territory of the enterprise partially falls into the zone of the planning project of the Northeast Chord
 
4. According to the approved territory planning projects, part of the enterprise’s buildings are subject to demolition.
 
5. One of the buildings is cadastral registered as a whole. However, archival data indicate that from the very beginning, even before obtaining a building permit in 1950, two buildings were planned - with different purposes - a warehouse and dormitories.
 
6. According to the approved PPZ, the territory of the enterprise falls into the zone of public and business development, which does not provide for the placement of production enterprises.
 
 
 
 
 
Nevertheless, according to the consultations, through negotiations with relevant departments, it was possible to develop an approach to resolving the issue of changing the type of permitted use of the land, as well as the formation of a territorial zone allocated from the existing zone.
 
 
 
 
 
The development of the draft amendment to the PPZ was carried out on the basis of the results of the town-planning audit, previously conducted by Andoga Development Company
