Andoga Development Company conducted an urban planning audit of a land plot of 18 hectares located in TINAO in Moscow.

 

 

A city-planning audit was required to determine the possibility of changing the approved technical and economic parameters of the construction of the Individual residence settlement in the direction of increase.
 
 
Previously, TEPs with a building density of 1.6 thousand square meters were approved in the Moscow City PPZ. on 1 ha. This building density allows total residential development with a total area of ​​128 sq.m. in the dimensions of the outer walls of a residential building and farm buildings in a 800 sq.m. land plot. Thus, on the land plot, minus the bathhouse or garage, the construction of a residential building with an internal area of ​​90-100 sq.m is allowed.
 
 
 
We investigated the possibility of increasing the TEC by making changes to the planning project being developed on the territory.
 
 
 
The results of the work revealed the impossibility of making changes to the TIP, as the TIP has already passed a public hearing and is at the final stage of approval. To increase the TEC, a separate submission of requests for changing the PPZ by land owners is required.
