Andoga Development Company completed work on providing technical customer services in terms of conducting a city-planning audit of a land plot with a total area of 1.4 hectares in New Moscow in order to determine the possibility of changing the previously issued GPZU by amending the PZZ.
According to the plans of the Customer, there is a need to build a capital strurctured facility, including an office building and a canteen for the employees of the organization, instead of the temporary structures that were previously available on the land plot. It was necessary to analyze the existing situation with the town-planning opportunities and restrictions, as well as with the current status of the project, in terms of passing the procedure for amending the PZZ. Presumably, according to the results of the urban-planning audit, the Company should have concluded that it was possible / impossible to make changes to the PZZ.
In determining the possibility of development, it was necessary to develop a "project map" based on the professional opinion of the contractor and on the basis of consultations with municipal authorities.
According to the results of the analysis, a schedule of work on amending the PZZ of Moscow was drawn up. It was determined that for a positive decision on the issue of changing the PZZ, the types of permitted use of the land plot should be clarified, a new territorial zone should be established, new building limits must be established.
At further stages of the project, our company will carry out the development of project materials. The project materials will be executed in an amount sufficient to submit to the city commission on the introduction of amendments to the Moscow City Laws. These materials are developed in accordance with No. 457-GM dated 05.17.2018 “On approval of the Procedure for sending and considering proposals for amending land use and development rules for the city of Moscow”.
