Andoga Development Company conducted a town-planning audit of a 1.5 ha land plot located in the western administrative district of Moscow.
Urban planning audit was required to determine the possibility of new construction or reconstruction of the built-up area.
The possibility of building or reconstructing of a multi functional complex was investigated. The possibility of approvals of building a residential complex or apartments, depending on the urban situation.
One of the interesting options for the Customer is the introduction of amendments to the PPZ, allowing the construction of new residential buildings.
In the part of the work entrusted to the Contractor, the possibility of preparing urban planning documentation (amending the PPZ), which allows obtaining further permits for these objects, is being investigated.
Based on the results of the city-planning audit and consultations, the fundamental possibility of making changes to the PPZ in terms of placement on the territory of a multifunctional complex containing public facilities needed by local residents - sports, MFCs and others was revealed.
Placing an exclusively residential complex is not very attractive for this area, since the site is adjacent to the production zone, the construction of residential facilities in the sanitary protection zone is prohibited. In addition, the additional load on the district’s transport network requires special attention and development of the transport scheme.
